1.The proposed extension, by reason of its bulk, mass, height, design and degree of forward projection to the front elevation, would have a detrimental impact on the character and appearance of the host property, the semi-detached pair, the streetscape and the visual amenity of the surrounding neighbours. The proposals would be contrary to the NPPF, Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the Council's Residential Extensions and Alterations SPD 2011.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy the application was recommended for refusal without negotiation. It is noted that the applicant has the right of appeal or the submission of a further resubmission.
