| 1. | The development to which this permission relates must be commenced not later than five years from the date of this permission.
Reason:-
To comply with the requirements of section 91 of the Town and Country Planning Act 1990. |
| 2. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning
Authority.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area. |
| 3. | The extension hereby permitted shall not be occupied until the new parking
layout (submitted to and agreed in writing by the Local Planning Authority)
has been constructed; and that area shall not be used for any other
purpose other than the parking of vehicles.
Reason:
In accordance with Section 197 of the Town and Country Planning Act 1990
and to enhance the visual amenities of the development. |
| 4. | No development shall take place until a scheme of landscaping has been
submitted to and approved by the Local Planning Authority; the scheme shall
include indications of all existing trees and hedgerows on the land, and
details of any to be retained, together with measures for their protection
in the course of development.

In accordance with Section 197 of the Town and Country Planning Act 1990
and to enhance the visual amenities of the development. |
| 5. | All planting, seeding or turfing included in the approved landscaping
details shall be carried out in the first planting and seeding seasons
following the occupation of the extension or the completion of the
development, whichever is the sooner; and any trees or plants which within
a period of 5 years from the completion of the development die, are removed
or become seriously damaged or diseased shall be replaced in the next
planting season with others of similar size and species, unless the Local
Planning Authority give consent to any variation.

| 6. | The area contained within the roof of the extension hereby approved
shall be used for storage purpose only and for no other purpose including
office space or bedrooms without the prior consent in writing of the
Local Planning Authority.
Reason:
In order not to generate any additional parking demand, in the interests
of highway safety. |
