| 1. | The site is within Flood Zone 3a, which is land defined by the Planning Practice Guidance (PPG) as having a high probability of flooding. The submitted Flood Risk Assessment (FRA) does not comply with the requirements for site-specific flood risk assessments, as set out in paragraphs 30 to 32 of the Flood Risk and Coastal Change section of the PPG. The proposal is therefore contrary to Policy DC48 of the LDF Core Strategy and Development Control Policies Development Plan Document and the provisions of the PPG and paragraph 160 of the National Planning Policy Framework. |
