1.The proposed (side/rear) extensions would, by reason of its excessive depth, height, and positioning right at the common boundary with No. 3 Wykeham Avenue be an intrusive and unneighbourly form of development. The cumulative depth of the side/rear extensions would contribute to an overbearing sense of enclosure to neighbours particularly when utilising their rear garden. The proposal is judged to have materially harmful impact on the amenity of the adjacent occupier at No. 3 Wykeham Avenue contrary to Policy 7 of the Local Plan and the Council's Residential and Extensions SPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent Mr N Ehsan via email on 22/03/2024.
