1.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
2.Units 5 and 8 shall not be used for the purposes hereby permitted other than between the hours of 8:30am to 5pm Mondays to Thursdays, 8:30am to 4pm on Fridays and 08:30am to Midday on Saturdays and not at all on Sundays, Bank or Public holidays without the prior consent in writing of the Local Planning Authority. Reason:- To enable the Local Planning Authority to retain control in the interests of amenity.
3.Units 5 and 8 shall only be used as a Vehicle Hire Business and the site shall not be used for the repair or dismantling of motor vehicles. Reason:- To protect the living conditions of nearby residents and the amenity of the area.
4.The parking of vehicles/cars within the site in association with the vehicle hire business operating from Units 5 and 8 shall be carried out in accordance with the plan 'Forge/Allocated Parking/001 Rev01' submitted with this application unless otherwise agreed with the Local Planning Authority. The area designated for parking shall be retained permanently thereafter for the accommodation of vehicles/cars visiting the site in association with the vehicle hire business operating from Units 5 and 8 and shall not be used for any other purpose. Reason: To ensure that adequate vehicle parking provision is available within the site.
5.No more than 16 vehicles/cars shall be parked, stationed, or kept on the site at any one time in association with the use of Units 5 and 8 as a Vehicle Hire Business, as identified on the plan 'Forge/Allocated Parking/001 Rev01' submitted with this application unless otherwise agreed with the Local Planning Authority. Reason: To prevent over-concentration of vehicles within the site.
6.The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material planning considerations, including planning policies and any representations which were received. It subsequently determined to grant planning permission in accordance with the National Planning Policy requirement that applications for sustainable development are approved where possible. A detailed analysis of the scheme is set out in the report on the application prepared by officers.
