1.The proposed development would, by reason of its excessive width, bulk and mass, unbalance the appearance of this semi-detached house and appear as an unacceptably dominant and visually intrusive feature in the street scene, harmful to the appearance of the surrounding area, contrary to Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Trahearn (agent)and Mr Williams (applicant) by e-mail on 30/03/16. The revisions involved reducing the width of the two storey side extension. The applicant declined to make the suggested revisions.
