1.The pergola, by reason of its width and depth when joined to the existing rear extension as well its roof material, appears as a dominant and visually intrusive structure that is out of character with the rear garden environment of Balgores Lane, contrary to Local Plan Policies 7 and 26.
2.The pergola, by reason of its depth and position close to the attached shared boundary of the application site, is an intrusive and unneighbourly development that has an adverse effect on the amenities of the attached neighbouring occupiers, contrary to Local Plan Policy 7.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reasons for it was given to the agent via email on 10/04/2025.
