1.The proposed two-storey side/rear extension, by reason of its bulk, scale, massing and roof design, would appear as a visually intrusive feature within the streetscene, harmful to the appearance of the host building and surrounding area on this prominent site, contrary to Policy 26 of the Local Plan.
2.The proposed two-storey side/rear extension would, by reason of its proximity to the common boundary with the attached neighbour no. 52 Eastern Road, would have an overbearing impact and significant loss of outlook to the detriment of the amenity of these adjacent occupiers, contrary to Policy 7 of the Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 16/05/2023.
