1. | The proposed development would, by reason of the inadequate provision of internal communal amenity space, result in a cramped development internally, which would be to the detriment of the amenity of future occupiers, and contrary to Policy 8 of the Havering Local Plan 2016 - 2031, Policy D6 of the London Plan 2021, and to the NPPF. |
2. | The proposal would, by reason of noise and disturbance from the activity associated with the use of the site as a large HMO, be unacceptably detrimental to the amenities of occupiers of adjacent properties and the enjoyment of their private amenity space, and would be contrary to Policy 7 of the Havering Local Plan 2016 - 2031, Policy D14 of the London Plan 2021, and to the NPPF. |
