1.The proposed part single, part two storey rear extension, by reason of its excessive width, scale, bulk, mass and inappropriate flat roof form at first floor level, would appear as a dominant and visually intrusive feature in the rear garden environment that would be harmful to the appearance of the surrounding area and fail to relate appropriately to the main dwelling, contrary to Policy 7 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 06/04/2023.
