| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The proposed development hereby approved shall be constructed in accordance with the materials detailed on drawing no. 20-006/Boundary Wall and colours/finishes shall be as described unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 4. | Before the development hereby permitted commences at the site, an Arboricultural Method Statement (AMS) in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' for all trees located at 23 Nelmes Road shall be submitted to and approved in writing by the Local Planning Authority. The protection measures as appoved shall be undertaken at the site before any work in connection with the development hereby permitted commences at the site and shall be retained for the duration of any work at the site, in connection with the development hereby permitted, within the fence or otehr means of enclosure surrounding the trees no activities associated with the building operations shall take place unless previously agreed in writing by the Local Planning Authority.
Reason: In order to maintain the existing vegetation at the sit which makes an important contribution to the character of the area and to accord with Policy 27 of the Council's Local Plan. |
| 5. | The railings/wrought iron gates hereby approved shall remain open and not be obscured/covered at any time.
Reason: In order to ensure a satisfactory visual appearance and in the interests of highway safety. |
| 6. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
