1.The fixed front extension would lack subservience to the host building and by way of its scale, width, depth, height and design would dominate the front elevation of the building, representing an overbearing, unduly prominent visually intrusive feature within the street-scene. The proposal is considered to be harmful to the subject building and local character therefore contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document in addition to the Shopfront SPD.
2.The proposed front extension, by reason its scale, width, depth, height and design would, result in very bad visibility splay for pedestrians and vehicular entry and egress of the site, harmful to highway and pedestrian safety contrary to Policies DC32 and DC34 of the Local Development Framework and the guidance contained in the National Planning Policy Framework.
