| 1. | The proposed development would, by reason of its width, depth, bulk, mass and roof form, fail to relate acceptably to the existing dwelling and would appear as an unacceptably dominant and visually intrusive feature in both the rear garden environment and street scene. The development as a consequence is harmful to the character and appearance of the surrounding area, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
