| 1. | The development to which this permission relates must be commenced not later than five years from the date of this permission.
Reason:-
To comply with the requirements of section 91 of the Town and Country Planning Act 1990. |
| 2. | Before any of the development hereby permitted is commenced, samples of all materials to be used in the external construction of the building(s) shall be submitted to and approved in writing by the Local Planning Authority and thereafter the development shall be constructed with the approved materials.
Reason:-
To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 3. | No development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of hard and soft landscaping, which shall include indications of all existing trees and shrubs on the site, and details of any to be retained, together with measures for the protection in the course of development. All planting, seeding or turfing comprised within the scheme shall be carried out in the first planting season following completion of the development and any trees or plants which within a period of 5 years from completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with other similar size and species, unless otherwise agreed in writing by the local Planning Authority.
Reason:-
In accordance with Section 197 of the Town and Country Planning Act 1990 and to enhance the visual amenities of the development. |
| 4. | Before the building(s) hereby permitted is first occupied, the area set aside for car parking shall be laid out and surfaced to the satisfaction of the Local Planning Authority and retained permanently thereafter for the accommodation of vehicles visiting the site and shall not be used for any other purpose.
Reason:-
To ensure that car parking accommodation is made permanently available to
the standards adopted by the Local Planning Authority in the interest of highway safety. |
| 5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 the garage(s)/carport(s) hereby permitted shall be made permanently available for the parking of private motor vehicles and not for any other purpose including living accommodation or any trade or business.
Reason:-
To provide satisfactory off-street parking at the site. |
| 6. | Notwithstanding the provisions of Schedule 2, Part 1 of the Town
and Country Planning (General Permitted Development Order), there
should be no enlargement, improvement or other alterations to the
dwelling house, no addition or alterations to the roofs, no external
porches, no building or enclosures created within the curtilage, no
hardstanding within the curtilage or provision for storage of oil
for domestic heating, without the prior written consent in writing
by the Local Planning Authority.
Reason-
In the interests of maintaining the character and appearance of this
part of the Metropolitan Green Belt. |
| 7. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans, particulars and specifications.
Reason:-
The Local Planning Authority consider it essential that the whole of the development is carried out and that no departure whatsoever is made from the details approved, since the development would not necessarily be acceptable if partly carried out or carried out differently in any degree from the details submitted. |
| 8. | The residential curtilage of the new dwelling shall not exceed the
area identified by a green line on the plan hereby approved.
Reason-
To protect the open nature of the Green Belt from residential
incursion. |
| 9. | The roof light shown on the plans hereby approved shall be of a
"conservation" type, the details of which shall have been submitted
to and approved in writing by the Local Planning Authority before
the dwelling hereby approved, is first occupied.
Reason-
In view of the sensitive location of the site within the Metropolitan
Green Belt. |
