1.The proposed side extension would, by reason of its width and proximity close to the boundary of No. 10 The Avenue, appear as an unacceptably dominant and visually intrusive feature in the streetscene, closing down the characteristic gap between properties, harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed side extension would, by reason of its position close to the boundary of No. 10 The Avenue, be an intrusive and unneighbourly development having an adverse effect on the amenity of these neighbours, in particular with regard to the impact on the neighbouring ground floor flank bedroom window, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, the Residential Extensions and Alterations Supplementary Planning Document
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by e-mail on 20/04/21.
