1.The proposed first floor rear extension would, by reason of its excessive scale, bulk and mass, appear as an unacceptably dominant and visually intrusive feature to the property and adjoining terrace, harmful to the character and appearance of the surrounding area, contrary to the Residential Extension and Alteration Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Miss Cuthbert, by telephone on 15.04.16. The revisions suggested involved reducing the width of the proposed first floor rear extension. The applicant declined to provide revisions.
