1.The proposed development would, by reason of its design, bulk and mass and close proximity to the footpath, appear as an unacceptably dominant and visually intrusive feature in the streetscene and rear garden environment, uncharacteristic to the established pattern of development in the surrounding area, detrimental to the character and appearance of the locality, contrary to the high-quality design aspirations of the National Planning Policy Framework (2021), Policy 26 of the Local Plan and contrary to the Supplementary Planning Document for Residential Extensions and Alterations.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with Mr Hussain (agent) by eamil on 27/05/23. No revisions were received.
