1.The proposed seating enclosure, by reason of its scale, depth and design would result in an overbearing and unduly prominent feature in the street scene, visually intrusive and out of character with its surroundings, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The plans show two car parking spaces in tandem, where there is no existing lawful access to the site. Given the conflict with pedestrian flow which would result from a vehicle crossover, it is considered that the development would give rise to highway safety concerns contrary to Policy DC34 of the Core Strategy and Development Control Policies Development Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 14-06-2017
