| 1. | The proposed dormers would, by reason of their size, position and bulk appear out of scale and character with the dwelling and materially harmful to the visual amenity of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 2. | The proposed development, does not provide private amenity space of adequate quality and usability, suitable for day to day uses and not overlooked from public areas. This is considered to result from over-development of the site to the detriment of future occupiers and the character of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
