1.The proposed side extension through its design, in particular the roof form would unbalance the semi-detached dwellings and would be detrimental to the street-scene and the character and appearance of the host property and would therefore be contrary to Havering Local Plan Policies 7 and 26 and the design guidance within the Council's Residential Extensions and Alterations SPD.
2.The rear projection at first floor/roof level would extend beyond the rear building line of the unattached neighbour 294 Abbs Cross Lane and would form an intrusive and overbearing feature detrimental to outlook and would therefore be contrary to Havering Local Plan Policies 7 and 26 and the design guidance within the Council's Residential Extensions and Alterations SPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 16-05-2023
