1. | The development to which this permission relates must be commenced not later than five years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990. |
2. | No development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of hard and soft landscaping, which shall include indications of all existing trees and shrubs on the site, and details of any to be retained, together with measures for the protection in the course of development. All planting, seeding or turfing comprised within the scheme shall be carried out in the first planting season following completion of the development and any trees or plants which within a period of 5 years from completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species, unless otherwise agreed in writing by the local Planning Authority.
Reason:-
In accordance with Section 197 of the Town and Country Planning Act 1990 and to enhance the visual amenities of the development. |
3. | Before the change of use hereby permitted first takes place the area set aside for car parking shall be laid out and surfaced to the satisfaction of the Local Planning Authority and retained permanently thereafter for the accommodation of vehicles visiting the site and shall not be used for any other purpose.
Reason -
To ensure that parking accommodation is made permanently available to the standards adopted by the Local Planning Authority in the interests of highway safety. |
4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, no alteration to the external appearance of the building the subject of this permission shall take place without the prior consent in writing of the Local Planning Authority.
Reason -
To enable the Local Planning Authority to retain control and to safeguard the appearance of the Green Belt. |
5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 the building the subject of this planning permission shall not be subdivided in any way unless otherwise agreed in writing by the Local Planning Authority.
Reason -
To enable the Local Planning Authority to retain control and to minimise the impact of the development on the surrounding area in the interests of amenity and highway safety. |
6. | Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 the use hereby permitted shall be B1 Light Industrial or B8 Warehousing and Distribution only and shall be used for no other purpose(s) whatsoever including any other use in Class B1 of the Order, unless otherwise agreed in writing by the Local Planning Authority.
Reason:-
To restrict the use of the premises to one compatible with the surrounding area and to enable the Local Planning Authority to exercise control over any future use not forming part of this application. |
7. | No work shall be carried out on the site between the hours of 8am and 6pm Mondays to Fridays, between the hours of 8am and 2pm on Saturdays, nor at any time on Sundays, Bank or Public Holidays.
Reason:-
To minimise the impact of the development on the surrounding area in the interests of amenity. |
8. | No goods or materials shall be stored on the site in the open without the prior consent in writing of the Local Planning Authority.

In the interests of visual amenity. |
