1.The proposed extension would, due to its size, siting, bulk, massing and proximity to existing development, result in it being visually intrusive in the rear garden environment adversely affecting the amenities of neighbouring occupiers contrary to Policies ENV1, HSG1 and HSG5 of the Havering Unitary Development Plan and guidance contained in Supplementary Design Guidance on Residential Extensions and Alterations and Supplementary Planning Guidance on Residential Amenity
2.The proposal would, by reason of additional traffic and the location of the parking area, result in an unacceptable increase in noise and disturbance adversely affecting the amenities of adjoining occupiers in a rear garden environment, contrary to Policy ENV1 of the Havering Unitary Development Plan.
3.The proposed extension would, due to its siting and cumulative size, result in it detrimentally affecting the visual amenity of the adjoining area of Metropolitan Green Belt contrary to Policy ENV16 of the Havering Unitary Development Plan.
