1.The fixed canopy would lack subservience to the host building and by way of its scale, depth and design would dominate the front elevation of the building, representing an overbearing and unduly prominent feature within the street-scene. Furthermore the removal of the sliding panels does little to address the sense of enclosure felt, due to a combination of the permanent nature of the fixed canopy and its means of supports. The proposal is considered to be harmful to local character and therefore contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 24-04-2017
