1. | The proposed development would, by reason of its scale, bulk, mass and cramped appearance, appears as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 and DC69 of the LDF Core Strategy and Development Control Policies DPD, Emerson Park Policy Area and Residential Extensions and Alterations SPDs and Policy 7.4 of the London Plan. |
2. | The cumulative impact of the existing garage and proposed extension would, by reason of its depth and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities and outlook of the adjacent occupiers at No.3 Fairlawns Close, Hornchurch contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Residential Extensions and Alterations SPD. |
3. | It appears that the proposed roof which includes the fascia and guttering of the first floor side/rear extension and the extension to the existing garage projects over the boundary of the site. The applicant should ensure that the development is only proposed to be constructed on land within their ownership or otherwise serve the correct notice on adjoining occupiers. |
