1.The development, by reason of the nature of the use proposed and proximity to neighbouring residential dwellings, would be likely to result in unacceptable levels of noise and disturbance to the detriment of residential amenity and contrary to Policy DC55 and DC61 of the Core Strategy and Development Control Policies DPD.
2.The proposed cattery by reason of the introducution of a commercial use within a residential curtilage, would be harmful to the residential character of the locality and result in an intensification of use on site to the detriment residential amenity contrary to Policies D61 and DC55 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 23-05-2019.
