1.The proposed development by reason of its gabled and flat roof design; bulk and general massing, lacks subservience and would visually unbalance the appearance of this semi-detached pair of properties. The proposals would therefore appear as a visually intrusive form of development causing harm to the street scene, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document and the Residential Extensions and Alteration Supplementary Planning Document.
2.The proposed single storey rear extension would, by reason of its excessive height and position close to the boundaries of the site, be a dominant and unneighbourly development which would have an adverse effect on the outlook and amenities of adjacent occupiers contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document and the Residential Extensions and Alteration Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Rees by e-mail on the 11/05/16.
