1.The proposed single storey side extension, by reason of its siting directly up to the side boundary at this prominent corner plot, would result in the loss of an important visual gap and create a cramped form of development that fails to respect the established pattern of spacing within the street, including the adjoining property at No. 36. The absence of an appropriate setâ??in from the boundary, as identified within the Havering Residential Extensions and Alterations SPD, would result in development that appears out of character and visually intrusive, to the detriment of the street scene. The proposal is therefore contrary to Policy 26 of the Havering Local Plan, Policy D4 of the London Plan and the guidance contained within the SPD 2011.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Nagi by e-mail on 12/05/26.
