1.The proposed development, by reason of its scale, bulk, mass and would appear as an unacceptably dominant and visually intrusive feature which would imbalance the symmetry ot the pair of dwellings and is harmful to the character and the wider appearance of the surrounding development of which it forms part, and harmful to the setting of the listed building contrary to Policies 7, 26 and 28 of the Local Plan, Policy 7.4 of the London Plan and the NPPF.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr D Brandon (Agent) by e-mail on the 5th June 2023.
