1.The proposed first floor rear extension, by reason of its excessive width, height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the rear garden and from the area of public realm area to the rear of the site which would be harmful to the appearance of the surrounding area contrary to Policy 26 of the Havering Local Plan and the Residential Extensions and Alterations SPD, Policy D4 of the London Plan (2016) and the NPPF.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Morozan (Agent) by e-mail 08/05/25.
