1.The proposed extension, by reason of its lack of set back from the front wall of the host dwelling at first floor level and its rear flat roof form at first floor level, would unacceptably unbalance this pair of semi-detached properties and appear as a visually intrusive feature within the rear garden scene that would fail to relate appropriately to the main dwelling and character of the immediate sorrounding area, contrary to Policies 7 and 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Amendments to the design of the proposed development were sought from the planning agent but as no response was provided, notification of intended refusal and the reason(s) for it was given to the planning agent by e-mail on 13/05/2024.
