1.The proposed side/rear extension, by reason of its depth, proximity to the boundary and excessive height would give rise to an intrusive and unneighbourly development that would have an adverse effect on the rear garden environment of no. 45 Little Gaynes Lane, leading to a material loss of amenity, contrary to the Residential Extensions and Alterations Supplementary Planning Document and Local Plan Policy 7.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Amendments to the design of the proposed development were sought from the planning agent but were declined so notification of intended refusal and the reason(s) for it was given to the planning agent by e-mail on 14/05/2024.
