| 1. | The proposed development by reason of its siting, design, scale and bulk, in particular its excessive width,would fail to be subordinate to the original dwelling and would partially obscure the open space character and vistas for the visually prominent corner site and would detract from the character of the original dwelling and immediate surrounding area contrary to Policies 7.4 of the London Plan 2016, Havering's Residential Extensions and Alterations SPD (adopted 2011), Policy DC61 of the Core Strategy and Development Control DPD (adopted 2008) and section 7 of the National Planning Policy Framework. |
