1.The applicant has submitted insufficient plans to enable the LPA to undertake and complete a full assessment in order to determine whether the proposed development would have an acceptable impact upon the visual amenity of the street-scene in such a prominent position in compliance with Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework 2019, improvements required to make the proposal acceptable were negotiated with the agent. The revisions involved submitting detailed design of the retractable awning. Considerable amount of time has been given to provide updated drawings, but the information submitted are inadequate to fully assess the application.
