1.The proposed two storey front extension would, by reason of its bulk, scale, mass and position on the shared boundary would appear as an uncharacteristic and visually intrusive feature in the streetscene harmful to the appearance of the host property and surrounding area as well as being detrimental to the amenity of the occupiers of no.27, through loss of outlook and an increased sense of enclosure contrary to the Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD; London Plan 2021 Policies D3 and D4.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by e-mail on 30/04/21.
