1.The proposed development would result in a significant intensification of the use through additional children, staff and the activity associated with the use including drop-off / pick up and children playing in the rear garden, resulting in a significant increased noise and disturbance associated with these activities which would be detrimental to neighbouring amenity contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed development would, by reason of the inadequate on site car parking provision and the substantial increase in drop-off / pick-up activity would result in a significant adverse impact on the safety of pedestrian and other road users and the amenity of nearby residents contrary to Policy DC33 of the LDF Development Control Policies DPD.
