1.The proposal, by reason of an unacceptable degree of noise and disturbance associated with the activities of the use during the early morning, would result in material harm to the amenity of occupiers of nearby residential property, in particular residents in Ardleigh Close. The proposal, if approved, would also be likely to set a precedent for other units on this estate to propose an increase in their hours of operation. The proposals are considered to result in a significant detrimental impact upon the amenities of occupiers of adjacent properties contrary to Policies 7 and 34 of the Havering Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the applicant agent on 14.06.2023
