1.The proposed development by reason of its design, scale, bulk, mass and cumulative impact would appear as an unacceptably dominant and visually intrusive feature within the street scene and rear garden environment and be harmful to the appearance of the host property as well as of the surrounding area contrary to the Residential Extensions and Alterations Supplementary Planning Document, policies D1, D3 and D4 of The London Plan (2021) and Policies 7 and 26 of the Local Plan.
2.The proposed front porch, by reason of its depth forms a dominant and visually intrusive feature in a prominent position, detrimental to the character and appearance of the property and materially harmful to the visual amenity of the surrounding area contrary to contrary to the Residential Extensions and Alterations Supplementary Planning Document, policies D1, D3 and D4 of The London Plan (2021) and Policies 7 and 26 of the Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr. Sagoo (Agent) by e-mail on 12th May 2022.
