| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The proposed shelter hereby approved shall be constructed in accordance with the materials detailed under the materials section of the application form unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 4. | The proposed open-wire fencing, gate and CCTV camera hereby approved shall be constructed in accordance with the materials detailed on the drawing 'X Fence XHT13-190-7.5 (Dog Fence) Specification Sheet', 'Gate Elevation 106 (REV A)' and 'CCTV Camera Specification' unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 5. | Only one customer with up to six dogs shall use the Dog Walking Field at any one time.
Reason:- In the interests of maintaining residential amenity. |
| 6. | The use of the site for the dog walking business hereby permitted shall only be carried out between the hours 07:00-22:00 Monday to Sundays and not at any time on Bank or Public Holidays.
Reason:- In the interests of maintaining residential amenity. |
| 7. | The parking spaces shown on the drawing 'Proposed Block Plan 103 REV B' shall be permanently retained for use by visitors to the site in connection with its use as a Dog Walking Facility.
Reason:- To ensure that adequate car parking accommodation is available to at the site for the use proposed. |
| 8. | The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material planning considerations, including planning policies and any representations which were received. It subsequently determined to grant planning permission in accordance with the National Planning Policy requirement that applications for sustainable development are approved where possible. A detailed analysis of the scheme is set out in the report on the application prepared by officers. |
| 9. | The granting of planning permission and the approval of details through planning condition this does not discharge the applicant from responsibilities under the Wildlife and Countryside Act 1981 the contravention of which is a criminal offence. |
