1.The boundary wall, by reason of its design and materials, results in a unsympathetic, visually intrusive development which is harmful to the street scene and does not preserve or enhance the special character of this part of the Conservation Area, contrary to Policies DC61 and DC68 of the LDF Core Strategy and Development Control Policies DPD, the Heritage SPD and Policies 7.4, 7.6 and 7.8 of the London Plan.
2.The boundary wall, by reason of its design and materials, results in a discordant development which fails to respect the character of the property it serves. As a consequence, the wall is considered to be harmful to the street scene and does not preserve or enhance the special character of this part of the Conservation Area, contrary to Policies DC61 and DC68 of the LDF Core Strategy and Development Control Policies DPD, the Heritage SPD and Policies 7.4, 7.6 and 7.8 of the London Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 17-05-2017.
