1.The proposed side/rear extension, by reason of its maximum depth, would appear as an unacceptably dominant and visually intrusive feature in the rear garden environment harmful to the character and appearance of the surrounding area, contrary to the Residential Extensions and Alterations Supplementary Planning Document and Local Plan Policy 7.
2.The proposed dormer would, by reason of its proposed materials (timber cladding) and in combination with its bulk, scale and mass, appear as an incongruous and visually intrusive form of development that would cause harm to the rear garden scene, contrary to the Residential Extensions and Alterations and Supplementary Planning Document and Policies 7 and 26 of the Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 24/05/2023.
