1.The proposed outbuilding, by reason of its size, bulk, mass and projection forward of the building line of No2 Hampshire Road, would appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden environment and uncharacteristic to the established pattern of development in the surrounding area, detrimental to the character and appearance of the locality, contrary to the high-quality design aspirations of the National Planning Policy Framework (2021), Policy 26 of the Local Plan and contrary to the Supplementary Planning Document for Residential Extensions and Alterations.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by email on 23/05/23.
