| 1. | Within 3 months of the date of this decision, the replacement of the existing solid metal shopfront shutter coloured red with a new perforated steel electrically-operated shutter coloured black hereby approved as part of this application shall be installed and retained permanently thereafter.

To safeguard the appearance of the premises and the character of the immediate area. |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
