| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | No occupation shall take place in relation to any of the development hereby approved until a full and detailed application for the Secured by Design award scheme is submitted to the Local Planning Authority, setting out how the principles and practices of the Secured by Design Scheme are to be incorporated. The care provider shall continue to engage with the Metropolitan Police and any relevant stakeholders as and when needed should any relevant issues arise for the duration of the development hereby permitted. Once approved in writing by the Local Planning Authority in consultation with the Metropolitan Police Designing Out Crime Officers, the development shall be carried out in accordance with the agreed details.

Insufficient information has been supplied with the application to judge whether the proposals meet Secured by Design standards. Submission of a full and detailed application prior to commencement is in the interest of creating safer, sustainable communities and to reflect policy in the NPPF, London Plan policy D11 and Local Plan policy 26. |
| 4. | Prior to occupation of the development hereby approved, details of a scheme shall be submitted to an approved in writing by the Local Planning Authority which specifies the provision to be made for the control of noise emanating from the site. Such scheme as may be approved shall be implemented prior to first occupation and thereafter retained in accordance with such details

To prevent noise nuisance to adjoining/adjacent properties (Local Plan Policy 7 and London Plan policy D14). |
| 5. | Prior to occupation of the development hereby approved, that part of the building shall be insulated in accordance with a scheme which shall previously have been approved by the Local Planning Authority in order to secure a reduction in the level of noise emanating from it and it shall be effectively sealed to prevent passage of odours through the structure of the building to other dwellings.

To prevent noise and odour nuisance to adjoining properties (Local Plan Policy 7 and London Plan policy D14). |
| 6. | No building shall be occupied or use commenced until refuse and recycling facilities are provided in accordance with details which shall previously have been submitted to and approved in writing by the Local Planning Authority. No refuse or recycling waste shall be stored within the front boundary of the site except on designated collection days and the front boundary of the site shall be maintained, kept tidy and in good condition for the duration of the development. The refuse and recycling facilities shall be permanently retained thereafter.
Reason:-
Insufficient information has been supplied with the application to judge how refuse and recycling will be managed on site. Submission of this detail prior to occupation in the case of new building works or prior to the use commencing in the case of changes of use will protect the amenity of occupiers of the development and also the locality generally Local Plan policies 26 and 35. |
| 7. | You are advised that this planning permission does not permit the installation of plant equipment or machinery. Should plant or machinery be required then this will require the submission of a new planning application. |
| 8. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
