| 2. | The proposed works would result in the loss of the existing ground floor front access to the snooker hall, with no further access to the facility from the proposed works. In addition, the proposals would result in the loss of the existing toilet facility to the hall, resulting in a substandard and unusable commercial facility, which would be contrary to Policies 16 and 26 of the Local Plan. |
