| 1. | The site is within the Metropolitan Green Belt, and the proposed development would, by reason of its scale, bulk, design and and excessive footprint be inappropriate in principle within the Green Belt. The special circumstances submitted in relation to this case do not provide sufficient weight to overcome what is deemed to be an inappropriate form of development within the Green Belt and therefore, the proposal is considered contrary to Policies G2 of the London Plan 2021 and the National Planning Policy Framework 2021. |
| 2. | The proposed development would, by reason of its height, scale, bulk and excessive footprint, appear as an unacceptably dominant and visually intrusive feature within the landscape and to the area more generally and would be contrary to policy 26 of the Local Plan, policy G2 of the London Plan 2021 and the National Planning Policy Framework 2021. |
