1.The proposed development would, by reason of its position close to the boundary of the site give rise to a dominant, intrusive and unneighbourly form of development, resulting in harm to the amenity of occupiers of neighbouring property at no. 59 Somerset Gardens, in terms of loss of outlook and overshadowing contrary to the Residential Extensions and Alterations SPD and provisions of Local Plan Policy 7.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application.
