1.The modular self-service launderette facility, by reason of its location, 24 hour operating hours, close and obstructive siting in relation to nearby residential properties, in particular property No.52 & 52a Corbets Tey Road, results in an unsatisfactory relationship by way of noise and disturbance caused by the launderette facility through increased vehicular activity within the site, vehicle parking, stopping and starting, noise and disturbance caused by users of the facility and likely length and duration of visits to the facility, in close proximity to neighbouring residential properties, giving rise to an unacceptably detrimental and harmful impact on the amenities of neighbouring occupiers, contrary to Policies 7 and 26 of the Havering Local Plan 2021. .
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent.
