1.The proposed rear extension, by reason of its overall depth, bulk and height and its proximity to the boundaries of the site, would be a visually intrusive and overbearing development, and would thereby harm the amenity of occupers of neighbouring property at nos. 95 & 99 Chase Cross Road, contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011.
2.The proposed patio, by reason of its overall height, its proximity to the boundaries of the site and extent of projection into the rear garden, would give rise to a material loss of privacy and amenity to occupiers of neighbouring property at no. 95 and, more particularly, no.99 Chase Cross Road, contrary to Policy 26 of the Havering Local Plan 2021 and Residential Extensions and Alterations SPD 2011.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email.
