1.The proposed single storey side extension with its bay window to front would by reasons of its depth, bulk, mass and unbalancing effect on the pair of semi-detached properties, appear as an unacceptably dominant and visually intrusive feature in the street scene harmful to the appearance of the surrounding area contrary to Policy 26 of the Havering Local Plan, D4 of the London Plan and Havering's Residential Extensions and Alterations Supplementary Planning Document and NPPF.
2.The proposed alteration of the existing flat roof over the original two storey side projection to a hip roof by reason of its scale, bulk and mass, would unbalance the appearance of the semi-detached pair and be unduly prominent and detract from the character and appearance of the street scene and rear garden environment contrary to Policy 26 of the Havering Local Plan, the London Plan and Havering's Residential Extensions and Alterations Supplementary Planning Document and NPPF.
3.Re-submission preparation informative The applicant should note that there are anomalies on the proposed floor plans and elevations in respect to flank windows which do not match each other. Please ensure this is corrected should you decide to submit a further application.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Hussain by e-mail on 03-07-26
