1.The proposed development would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The overall scale, bulk and mass and design of the proposal in particular the two storey rear extension containing a flat roof is considered unacceptable and out of character in its external appearance to the host building. It is considered a visual intrusion to the garden scene and to the neighbouring properties. The proposal is therefore contrary to Policy DC61 of the Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraphs 186-187 of the National Planning Policy Framework 2012.
